You've probably driven past the Bartaco sign at One Loudoun a few times this month, slowed down a little, and wondered if it's finally open. It isn't. The sign went up in late July, which usually means a restaurant is weeks away, not months. But as of this writing, Bartaco still doesn't have a firm opening date. A rep told The Burn only that it will happen sometime before the end of the year.
Ashburn's fall season includes both open businesses and projects still underway. The corridor everyone talks about, One Loudoun's new expansion phase, is still mostly construction fencing and signage. Meanwhile, the restaurants that have actually opened their doors this year are scattered across the strip centers most residents drive past without a second look: Brambleton Town Center, Bram Quarter, the plaza off Ashburn Farm Parkway. For fall dining plans, check which places are already open and which are still under construction.
What You Can Actually Walk Into Right Now
Two of the biggest additions to Ashburn's daily rotation are already running.
Pinstack, the 57,000-square-foot entertainment venue at Kincora, held its ribbon cutting on June 11 and opened to the public the next day. It's the first Pinstack location outside Texas, and it's not small: eight bowling lanes on the ground floor, another 20 upstairs, roughly 250 gaming stations across 150 video games, a ropes course, a rock climbing wall, laser tag, and bumper cars. The food leans into the scale too, including a three-foot KingPin pizza. Kincora itself sits on the line between Ashburn and Sterling, a 424-acre development that already counted more than 1,000 residents and about a million square feet of retail and office space when Pinstack broke ground back in 2025.
Tatté Bakery & Café is also open, serving pastries and coffee at 1001 W. Broad Street in One Loudoun's new phase. It's a rare case of a marquee-name tenant actually beating the bigger names to the finish line.
And if you like breakfast food with a side of theater, Another Broken Egg Cafe opened June 22 at Bram Quarter, the shopping center at the corner of Loudoun County Parkway and Evergreen Mills Road. The menu runs toward Bacon & Grilled Tomato Benedict and Bourbon Street Pancakes, with brunch cocktails like a Blueberry Margarita on the drink list.
The September Additions
Two more spots are landing right around now, both Italian, both worth tracking by name because they're easy to mix up with each other.
Capellini's Classic Italian, from chef Mike Cordero of the Carbonara restaurants, was slated to debut in September at Brambleton Town Center. Cordero has said he plans to keep opening Italian concepts under the Carbonara name even when the menus differ, and Capellini's leans into Northern Italian cooking with a heavier wine and cream-sauce focus than its sister restaurants. If the timeline held, this one is opening as you're reading this.
Pasta di Guy is close behind. The fast-casual chain, which started as a food truck in Tampa in 2019 and has expanded to Florida and Fort Wayne, Indiana, announced its first Virginia location for Ashburn Shopping Plaza this past August, with an opening targeted for fall. It'll be the chain's fifth location overall.

The One Loudoun Additions That Aren't Ready Yet
Bartaco will eventually anchor a new block of restaurants and shops at One Loudoun, and it's a real name, not a placeholder concept. When it opens, it'll be the third Bartaco in Virginia, after locations at Reston Town Center and the Mosaic District, and the Loudoun store is being built larger than either of them, at roughly 5,200 square feet with seating for about 168 guests. But larger and open are different things. Van Leeuwen Ice Cream and Arhaus furniture are in the same phase, and as of this spring, neither had an opening date on record either.
Beyond the storefronts, the expansion includes a seasonal feature of its own.
The Planned Seasonal Ice Rink
The plaza being built in front of Bartaco is designed to convert into a seasonal ice rink each winter.
Kincora, too, has a long-range development pipeline that extends well beyond this fall. At the project's 2025 groundbreaking, Patch reported that Buddy Rizer, executive director of Loudoun County's economic development office, called Pinstack a cornerstone for the entire area. Kincora's pipeline backs that up: a Northern Virginia Science Center broke ground in spring 2025 and is expected to open in late 2027, and a future National Museum of Intelligence and Special Operations is planned for the same development. None of that lands this fall, but it explains why Kincora keeps showing up in local conversation well past its own opening week.
The Neighborhood Plazas Carrying the Season
While One Loudoun works through its construction schedule, the actual variety in Ashburn's food scene this fall is coming from the plazas that don't get the same attention. Amrut, at Brambleton Corner Plaza on the corner of Northstar Boulevard and Evergreen Mills Road, is a two-restaurants-in-one concept from the team behind the local Biryani Grill locations. Its fast-casual side started serving South Indian breakfast and pizza back in February, while the full-service dining room was still to come as of the last public update. Tiffin Hut has plans for a roughly 4,000-square-foot vegetarian Indian restaurant at Ashburn Farm Village Center, the plaza that already anchors Buffalo Wing Factory, The Shop Gym, and a Patel Brothers grocery store, though no firm date has been announced.
These are the openings that don't come with signage timelines or press tours. They just show up open one week.
A Few Dates Worth Marking
If you want something to do later this fall rather than a restaurant to wait on, One Loudoun's Asia in a Bite Food Fest is worth the drive. It's a recurring outdoor series running from May through October, with roughly 40 food vendors, more than 10 merch vendors, and live DJ sets. It's a useful reminder that the temporary programming at One Loudoun is often ahead of the permanent buildings around it.
So if your fall plan was to wait for Bartaco, adjust it. Grab a table at Capellini's in Brambleton, try Amrut's fast-casual counter, or head to Kincora for a round of bowling before the weather turns. The rest of the wave is coming. It's just not the part with the finished sign yet.
